Introduction

In the 37th Teresa Ville AGM held on 29 Oct 2022, it was proposed to set up an Estate Enhancing Committee. Although the resolution was defeated, we can still look into it further.

The idea is to “study feasibilities and the potential of upgrading Teresa Ville for the benefit of all the subsidiary proprietors of the estate.”

In past years, examples of such upgrades considered and then implemented include:

  • Convert a squash court to gym at the Clubhouse
  • Outdoor exercise area
  • Children playground
  • CCTV cameras around estate
  • Vehicle identification at main gate entrance
  • Charging for covered car park lots
  • Designated smoking areas

Ideas we might possibly consider:

  • Motion-detection and LED lighting in fire escapes
  • Solar panels on rooftops
  • Strategically place more CCTV cameras
  • Better use of iCondo or other digital technologies
  • Allow students in Teresa Ville to study in Function Rooms which are not used during weeknights
  • Convert function room 3 into an office and rent it out
  • etc

Proposal

Designate one night each month for residents/SPs to meet up in one of our Function Rooms for this purpose.

Share thoughts and opinions on the subject. Brainstorm on other ideas and proposals. Narrow down to a list of workable proposals to flesh out details on.

Use this wiki and other digital platforms (e.g. emails, WhatsApp, etc) to continue discussions and solicit ideas/feedback.

If an AGM resolution or financing is required, to propose at next AGM.

Considerations

Suggestions can come in different forms:

  • Costly upgrades (e.g. gym and playground): require significant new financing but introduces facilities/features which benefit residents and enhance property value.
  • Initial financing (e.g. CCTV cameras, Motion-detection LED lights and solar panels): require upfront financing and recoup the initial costs over years
  • Minimal costs (e.g. Better iCondo use, designate smoking areas): require minimal financing but introduces facilities/features which benefit residents

In recent years, we have undertaken a couple of en-bloc exercises. And we are likely to embark on such again in the future.

In the meantime, we can't put everything else on hold while pursuing something with uncertain realisation date/year. Instead, we can and should look into ways to enhance our living environment.

If/When en-bloc does happen years down the road, we would have extracted years of benefits and enjoyment from whatever projects we undertake today.
